Central Florida’s heat, heavy humidity, and strong sun make your roof one of the easiest places around for living organic growth to take hold. Those dark streaks and green-black patches you see spreading across the shingles aren’t dirt that a hard rain will rinse off. They’re algae, and under the thick oak canopy most Longwood homes sit beneath, they come back fast once a roof is left untreated.
Every roof we clean gets a 100% soft wash: a low-pressure chemical application and a full rinse, never high pressure. That method is the whole point of how we work at Holliday’s Pressure Washing Services, because high pressure is what cracks tile and strips coatings while the algae just grows back anyway. We lift the growth with the soft wash without ever touching the roof itself, and we back it with our spot-free roof guarantee.
If your roof has started to streak, call us at (407) 276-1343 and we’ll talk through what it needs.
Every roof we clean gets a soft wash, and the chemistry and approach are matched to the material so the surface is never put at risk.
The most common roof on Central Florida single-family homes, and the surface where algae streaks tend to show up first. It’s soft wash only: a low-pressure chemical application, no pressure on the shingles. Sodium hypochlorite and soaps do the work, and the roof is fully rinsed so nothing is left to sit and dry.
Soft washed, but tile needs a stronger solution strength than shingle to lift the organic growth out of the surface. The chemistry does the lifting, so there’s no high pressure that could crack or displace a tile.
Soft washed at the stronger tile strength and sprayed at an angle from each side, so the solution reaches down into the curves of the barrel profile. That angled, from-each-side application is why barrel tile takes more time, and why it costs a little more (see Pricing below).
Soft wash chemistry applied at low pressure. Metal roofs are common locally and handle the process well, and the gentle approach keeps anything from working its way into the seams or the coating.
The same soft wash approach as tile. The chemistry does the lifting, so a fragile surface isn’t walked on or pressured where it doesn’t need to be.

Handled with care and soft wash only, because slate is fragile under pressure. The solution is applied at the appropriate strength and the surface is treated gently.
Cleaned with Dragon Juice, a safe degreaser used in place of bleach on TPO roofs with warranty restrictions. It won’t dry out the rubber seals the way bleach can. Low-pressure application and a full rinse, same as every other roof.
Beyond the guarantee, here’s what you’re getting when our crew handles your roof.
Every roof, every siding type, and every pool screen we clean gets a soft wash, a low-pressure chemical application and a full rinse. We save real pressure for concrete cleaning, where it belongs, so the surfaces that high pressure damages stay protected. That’s the difference on a roof: the algae comes off and the shingles, tile, and coatings underneath are left exactly as they were.
We use the lightest effective chemistry for each surface, dialing strength up only when the job demands it, sodium metasilicate to clean wood without bleaching its color, oxalic acid at minimum strength for rust, and Dragon Juice in place of bleach on TPO roofs with warranty restrictions. On your roof that means tile gets a stronger strength than shingle, and a restricted TPO roof gets Dragon Juice so its rubber seals aren’t dried out.
Protection runs through every visit: outlets, doorbells, cameras, and garage-door openers taped and sealed, plants pre-rinsed, downspouts bagged with a Neutropod to neutralize bleach, and pool decks rinsed away from the water. On a roof job that matters because everything running off the roof lands in the beds below, so plants are pre-rinsed first and the downspouts are bagged before a drop of solution goes down.
You don’t have to be home. You’ll get a text with our arrival time, before-and-after photos when we’re done, a digital invoice, and a secure online payment link, and a follow-up call a few days later to make sure everything still looks right. There’s nothing for you to supervise on a roof clean and no reason to be up on a ladder, so being hands-off is built into how we run the job.
Our four-story long-reach unit lets the crew soft wash most roofs from the ground instead of walking them. That’s less time spent standing on your shingles and less risk to a fragile tile or slate surface that would rather not be walked at all.
Reach out through our online form or by phone or text, and our office answers and gathers the details on that first contact. A quick discovery call clarifies exactly what the roof needs, whether that’s algae, streaking, or general buildup, and then a detailed written estimate follows, priced by square footage and by roof material. One honest note: the roof isn’t inspected up close before you approve the estimate. That closer assessment happens on cleaning day.
Once you approve the estimate, you’re placed on the schedule with a confirmed date. On the day of the clean, the crew texts you an arrival time so you know exactly when we’re coming.
Before any solution goes down, plants are pre-rinsed and the downspouts are bagged with trash bags, and a Neutropod is dropped in to neutralize the bleach before it can reach your landscaping. Nothing harsh reaches the beds around the house.
A low-pressure application of sodium hypochlorite and soaps goes on the roof, or Dragon Juice on a TPO roof with warranty restrictions, and never high pressure. Tile gets a stronger strength than shingle, and barrel tile is sprayed at an angle from each side so the solution reaches into the profile. The crew reaches most roofs from the ground with the long-reach unit, and uses sticky-sole boots on the occasions the surface has to be walked. Anywhere growth is still holding on, we spot-check and re-apply.
The entire roof is rinsed down so no bleach is left to sit and dry on the surface or in the gutters. What you’re left with is a genuinely clean roof, rinsed clear rather than coated in anything that could dry down and streak.
On cleaning day, if the crew finds any damage, loose or missing shingles, cracks, or flashing issues, it’s photographed through smart glasses and shown to you before we go any further. You decide how to proceed with the full picture in front of you.
When the job’s done, before-and-after photos, a digital invoice, and a secure online payment link go out by text or email. A few days later you’ll hear from us with a follow-up happy call to confirm everything still looks the way it should.
Roof cleaning is priced by square footage and by roof material, so the figure on your estimate depends on the roof you have. The material differences drive most of the range, and they break down like this.
Two-story and non-guttered roofs cost more than the base rate, since the added height and the extra care around runoff both take more work.
One discount is worth asking about at your estimate: bundle two or more services and take $75 off the total, so a roof clean booked alongside house washing brings the combined price down.
We build your estimate over the phone or through our website form, with no pre-service site visit required. We confirm the basics on the call (material, square footage, gutter status, and number of stories) and send a written estimate. Once you approve it, you’ll see a confirmed date on the schedule.
Pair roof cleaning with any other service we offer and you take $75 off the total. Only two services are required. Common pairings include:
No. Every roof gets a 100% soft wash: a low-pressure chemical application and a full rinse. High pressure is what damages shingles, tile, and coatings, so it’s never used on a roof. We save the real pressure for concrete, where it belongs.
We assess the roof on cleaning day, since it isn’t inspected up close before you approve the estimate. If we find loose or missing shingles, cracks, or flashing issues, we photograph them with smart glasses and show you before we proceed. If a roof is structurally unsafe or simply doesn’t need cleaning, we’ll tell you up front rather than sell you a service that won’t change how it looks.
Yes. Plants are pre-rinsed before any solution goes down, the downspouts are bagged and a Neutropod is dropped in to neutralize the bleach before it reaches landscaping, and the whole roof is rinsed so nothing is left to sit and dry. Keep pets inside until everything is dry.
Most roof cleans take about 1 to 3 hours, depending on the size of the roof, the material, and access. Two-story and non-guttered roofs can take longer.
The streaks are living algae and organic growth, and Central Florida’s heat, humidity, and heavy oak canopy fuel rapid regrowth once a roof is exposed again. Our spot-free roof guarantee means the roof reads spot-free the day we leave. In this climate a roof under heavy oaks will eventually grow new algae, and when it does, a fresh clean brings it right back to spot-free.
If your roof is streaking, we’ll put a free written estimate in your hands with no obligation. Algae only spreads the longer it sits, so the sooner it comes off a Central Florida roof, the better the roof holds up over the years.
